Matterport
AskZyro PickThe industry-standard digital twin platform — now priced by how many tours you keep live.
Best for
Estate agents, realtors and property professionals who want the recognised 3D tour format buyers know — and who run enough listings a year to justify a per-space subscription.
Skip it if
You only need an occasional tour (the entry price rose sharply in October 2026), a simple video walkthrough would do, or you want staging rather than a scan of what's actually there.

The 30-second verdict
Matterport is still the default answer to "add a virtual tour" — the format buyers recognise, with capture options from a phone up to serious LiDAR hardware and a genuinely useful set of outputs from a single scan.
The October 2026 repricing changed the maths, though. The $12 Starter tier is gone, and Professional now climbs a space-based ladder starting around $90 a month on annual billing — fine for an agency listing steadily, steep for anyone scanning a couple of homes a year.

Property Intelligence is the quiet star: automatic room labels, dimensions, defurnished views and generated descriptions save real listing-prep time on top of the tour itself.
If you run listings every month and want the format that needs no explaining, Matterport's Professional plan earns its keep — start on the free tier and your phone, and only buy the Pro3 when volume justifies it. Occasional users should look at cheaper capture options or pay a scan provider per job.

What is Matterport?
Matterport makes 3D virtual tours: you scan a property with a compatible camera — or just the phone in your pocket — and it stitches the scans into an interactive "digital twin" viewers can walk through, measure and explore from a link. It's the tool "virtual tour" usually means in property listings, and it's been part of CoStar Group since the $1.6 billion acquisition completed in February 2025.
The scale is hard to argue with: CoStar reported more than 14 million spaces digitised across 177 countries at the time of the deal. For estate agents it's the recognised name buyers already trust; the same technology serves insurance, facilities and construction documentation, which is where a lot of CoStar's investment is now aimed.
Two recent changes matter for buyers. In October 2026, Matterport restructured its plans: the cheap Starter tier ($12 a month) and the mid-range Business plan were removed for new customers, and the Professional plan became a ladder priced by how many "active spaces" you host. Existing customers reportedly keep their plans, but new subscribers now start at a meaningfully higher price than a year ago.
How Matterport works
A typical capture looks like this:
- Scan the property with the Matterport app on iOS or Android, a supported 360 camera, a Leica BLK360 G1, or Matterport's own Pro2/Pro3 LiDAR cameras.
- Upload and let the cloud process the scans into a navigable 3D model.
- Edit the tour — set the start point, blur faces and sensitive details, trim scans, and add tags, labels, measurements and a highlight reel.
- Add Property Intelligence if you want it: automatic room labels and dimensions, AI-generated property descriptions, defurnished views and shareable reports.
- Publish — embed the tour on your site, share the link, or generate floor plans, photo galleries and video clips from the same scan.
- Manage spaces in your account; your plan caps how many can stay live at once.
Key capabilities
Digital twin capture — Photorealistic 3D walkthroughs from phones, 360 cameras or dedicated LiDAR.
Dollhouse and floor-plan views — The signature zoomed-out model plus generated schematic floor plans.
Measurement and tags — Viewers and creators can measure rooms; tags attach notes, images and links inside the tour.
Editing tools — Start-location control, trim and blur tools, automatic face blurring and camera reflection removal.
Guided content — Highlight reels, AI-generated guided tours, video clips and instant photo galleries from one scan.
Property Intelligence — Automated room labels and dimensions, defurnish-your-property views, generated listing descriptions and detailed shareable property reports.
Collaboration — Team folders, notes, full-text and space search, data layers and import/export of tags.
Capture Services — Hire a Matterport professional to scan for you, available in hundreds of cities, on Enterprise.
Matterport plans explained
Matterport now sells two plans for new customers, in US dollars, plus a free tier with limited access via a "Try Matterport for free" link.
Professional — priced by the number of active spaces you host, with 10 user seats included. Independent tracking of the October 2026 pricing page puts 10 spaces at $90 a month billed annually ($108 billed monthly, $1,080 a year), stepping through 20 spaces at $125, 30 at $165, 50 at $245, 75 at $345, 100 at $430 and 150 at $585 a month on annual billing; 200 or more spaces is contact-sales territory.
Enterprise — custom pricing for larger teams: custom spaces and seats, SAML SSO, advanced user management, API/SDK access, audit logs and Capture Services for scanning by professionals.
The October 2026 change removed the Starter plan (about $12 a month for 5–20 spaces) and the Business plan (about $296 a month) for new customers — so if you only need a handful of tours a year, the effective entry price has jumped. A Pro3 camera bundle with a Professional 50 plan was also listed at $1,995 (down from $4,495).
Who Matterport is for
Estate agents selling mid- to premium properties — the tour buyers expect on bigger listings.
Letting agents and property managers — remote viewings and a visual record of condition.
Commercial property and facilities teams — documentation, not just marketing.
Photographers and scan providers — Enterprise tiers and Capture Services suit service businesses.
Who should look elsewhere
If you list occasionally and budget tightly, the old cheap tier is gone — phone-based tour apps or simple video walkthroughs may be enough. If you're a UK high-street agent doing volume lettings, check whether per-space pricing beats a local tour provider's flat rate before committing.
Getting the most out of Matterport
Count your live tours before choosing a tier — the plan caps active spaces, and archiving a tour frees the slot.
Start with your phone: the iOS/Android capture app is supported on Professional, so test the workflow before buying a Pro3.
Use the scan twice: floor plans, photo galleries and video clips all come from the same capture.
Label virtual tours clearly where required, and blur personal items — the blur tool and automatic face blurring are built for exactly that.

- Some AI/reporting features vary by plan — check the comparison table
What to know before paying
- Active spaces: 10–150 on Professional, 200+ contact sales

- Starter and Business plans no longer sold to new customers

Frequently asked questions
What is Matterport?+
A platform that turns property scans — from phones, 360 cameras or LiDAR cameras — into interactive 3D virtual tours called digital twins. It's been part of CoStar Group since February 2025.
How much does Matterport cost?+
Professional starts around $90 a month billed annually ($108 monthly) for 10 active spaces, rising through a space ladder — about $125 for 20, $245 for 50, $430 for 100 and $585 for 150. Enterprise is custom-priced.
Is there a free plan?+
Yes — a free tier with limited access is offered via a "try for free" option, enough to test the capture workflow.
What happened to the cheap Starter plan?+
Matterport removed Starter (~$12/mo) and Business (~$296/mo) for new customers in October 2026, repricing Professional by active spaces. Existing customers reportedly keep their plans.
Do I need to buy a camera?+
No — the app captures with an iOS or Android phone. Supported 360 cameras, the Leica BLK360 G1 and Matterport's own Pro2/Pro3 cameras improve quality and speed.
Can someone scan for me?+
Yes — Capture Services sends a professional to scan, available in hundreds of cities on Enterprise.
Does Matterport work for UK estate agents?+
Yes — it works worldwide; CoStar reported spaces across 177 countries. UK agents just need to check the per-space maths against local tour providers.
What is Property Intelligence?+
Matterport's AI layer: automated room labels and dimensions, defurnished views of your property, generated listing descriptions and shareable property reports.
Can viewers measure rooms?+
Yes — a measurement tool is built into tours on supported plans.
Matterport vs a video walkthrough — which is better?+
A video is free and fine for casual listings. Matterport wins for remote buyers and premium properties — it's interactive, measurable and yields floor plans and photos from the same scan.
Can I cancel Matterport?+
Monthly plans are month to month; annual billing is a yearly commitment at a lower rate. Archiving a tour frees its space slot without deleting it.
Is Matterport worth it?+
For agencies listing regularly, the recognition and the bundled outputs justify it. For occasional use, the post-2026 entry price makes per-job scanning providers or cheaper apps worth a look.
